Reservation Policies
We offer vacation rentals with spectacular mountain views, countless outdoor activities, Colorado hospitality, and "big city" amenities. Like any small business, we appreciate our loyal and supportive customers and want to make you feel at home, but we also must protect our assets. We have a few rules, just like you do at your home.

Reservations
Reservations may be made either online or over the phone at 719-873-5921. Primary renter must be at least 21 years of age. In order to secure a reservation, a deposit amount of 50% of the total reservation is due upon booking and will be charged to your card. The remaining 50% will be charged to the same card 13 days prior to your arrival.
We accept Visa, MasterCard, American Express, and Discover. A 3.5% convenience fee will be assessed on all credit card bookings over $3,000.
Rates vary by unit and are subject to change at any time. Reservations made in advance of price changes will be unaffected. Rates do not include state, city, or local sales and/or lodging taxes.
Cancellations
One hundred percent (100.00%) of the total booking charges (less a $25.00 cancellation fee) will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made fewer than 14 days prior to the arrival date of the reservation, no refund will be issued. Additionally, no refunds will be issued for the removal of dates from a reservation with an arrival date within the 14-day non-refundable window.
No refunds will be given for failure to arrive on time or early departure regardless of the reason. Aspen Ridge Cabins cannot be held responsible for weather conditions, road conditions, equipment malfunctions, injury, illness, or anything else outside of its control; therefore, no refunds will be given for such unfortunate occurrences.
Maximum Capacity
Please note the maximum capacity of your unit below. Guests must provide an accurate count of adults, children (regardless of age), and pets at the time of booking. If plans change and more people or pets will be joining than declared on the original booking, guests must notify us via phone or email prior to arrival. Prices are based on double occupancy and extra charges will apply for additional people and pets. No camping or sleeping in vehicles of any kind (humans or pets).

Cabin 1: Five (5) people and two (2) pets
Cabin 2: Three (3) people (no pets allowed)
Cabin 3: Three (3) people (no pets allowed)
Cabin 4: Two (2) people (no pets allowed)
Cabin 5: Two (2) people (no pets allowed)
Cabin 6: Five (5) people and two (2) pets
Bristlecone Yurt: Two (2) people and two (2) pets
Lodgepole Yurt: Two (2) people and two (2) pets
Dakota Park House: Six (6) people (no pets allowed)
Pets
No pets are allowed in Cabins 2 through 5 or the Dakota Park House. Up to two (2) dogs are allowed in Cabin 1, Cabin 6, Bristlecone Yurt, and Lodgepole Yurt. An additional $15 per night fee will be assessed per dog. No other species of pet are allowed. Dogs must be fully housebroken to stay at Aspen Ridge Cabins. Additional fees will be assessed for cleaning and replacement of items due to dog urine or excrement.
Rules for dog owners:
- Clean up after dog waste
- Keep dogs leashed while on the property
- Do not leave your dogs in the cabin/yurt unattended for long periods of time
- Do not allow dogs on the beds or furniture
Damages
Guests are responsible for any damages and breakage beyond normal wear and tear, missing items, or the need for additional cleaning. The renter is responsible for any damages or problems not reported by the renter upon arrival.
Aspen Ridge Cabins is not responsible for any personal items lost, stolen, damaged, or left behind. If any items are found, however, management would be glad to return at renter’s expense.
Check-In Time
You can check in any time after 4:00 p.m. Arriving early? Call to request an early check-in. Depending on our current occupancy we will try to accommodate you. You must call prior to arrival to confirm an early check-in. You may go directly to your unit upon arrival. You will receive a code for the door of your unit via email prior to your arrival. Dakota Park House guests will receive a code prior to arrival for access to a key box. A $25 fee will be charged for lost keys.
Check-Out Time
Housekeeping
Daily cleaning service is not provided; it is up to you to maintain the unit to the same standard you would like someone to keep your home. We ask that you be respectful of the owner and subsequent guests. Departure cleaning service is included.
Maintenance
Things in our units can potentially break down, just like anywhere else. Should you encounter such an issue, please report the problem to us and we will seek to make repairs as soon as possible. Should your reserved unit become unavailable for any reason outside of our control, you will either be issued a full refund for any remaining nights or assigned to a comparable unit based on your preference.
Smoking
Smoking or vaping of any kind is prohibited inside any cabin, yurt, or structure on the property. No smoking is allowed within 15 feet of the entrance to any unit.
Behavior
During your stay, please keep in mind that you are a guest of Aspen Ridge Cabins. We ask that you be respectful of the property and of any neighbors you may have. An adult (age 21 or older) must always be on the property if children are present. All laws and ordinances are to be observed by all parties on the property.
Loss/Injury
The renter assumes full responsibility for personal behavior and that of all other guests on the property. Any activity on the property is done at own risk. As such, neither the manager nor the owner of the property is liable for any death, loss, or injury sustained during occupancy. By accepting this reservation, it is agreed that the registered renter is expressly assuming the risk of any harm arising from their use of the premises and that all guests of the registered renter are expressly assuming the risk of any harm or illness arising from their use of the premises or others whom they invite to use the premises.
Entry Rights
Management reserves the right to enter the property at any reasonable time for repairs, care, or management.
Right to Terminate Contract
If the renter or any member of the party violates any terms outlined in this policy, Aspen Ridge Cabins reserves the right to terminate the renter’s contract. The result is then immediate eviction and forfeiture of rent.
